#CleverBeach How to start an addition remodel

Now that the lake house is behind us we can focus our efforts/planning/dreamin on making our beach house a bit larger so that we can accommodate friends and family. We already had the plans drawn up by a local architect and we already have a few bids for the work. We are tweaking a few things so that it can be more in our budget. I wanted to share with you what we envision for the renovation. I hope to share as much of this process as I can so that if you find yourself wanting to remodel or add on to your home it will kind of give you an idea of how to start the process.

reentry is hard….

Hey all! Back at the homestead….switching gears a bit…and that always takes a bit of time. Great summer fun here so far this year….it isn’t over yet though! We are going to soak every last bit in! My bff  and her fam is traveling via luxury motorhome from Philly to the Grand Canyon (and lots of places in between:) Their first stop is here!! And I cannot wait to see her! I am going to help her stock up the fridge for lots of campfire/easy oven meals for their trip out west. Do you have any good ones to share? I would love to hear.

The beach was amazing this summer….and we all said next year we need to be there for 2 whole weeks all together…I got a bit homesick at the end only because we weren’t all together…

It was fun to spend time with Nana and Grammie & Pop pop…..just hanging out. We feel really blessed to be able to share the beach with them….

I tried to take my DSLR out for a bit….but I really was so into my books that I didn’t take many pics. Sidenote: You must read Jodi Picoult’s new book  Leaving Time ….wow it was good! I just finished The Girl on the Train and loved that too….I swear I don’t read all year until the summer comes around….but I am loving it so much! Are you a year round reader?

Are you on Periscope? It is a new app that is basically like Facetiming with the world at the same time….bunch of bloggers are on it now and it is really quite fun. The post is all over the place….kind of how I feel at the moment….I am working on a small project in the peanut’s room….trying to get food in the house again….making sure I have ordered  high school books for classes….figuring out what to share with you this week….like I said…ALL over the place! Maybe I’ll go back to the beach;)

Handmade Hangout Party

Hey yall! Hope you are having a restful summer. I have so enjoyed doing nothing…no routine, no homework, no sports to get to…just chillin. We have been playing lots of cards too…it seems lazy days of summer lend time for 500 rummy….

I bought a new toy. I don’t think I got this excited about my first car. I found a few that I liked on Target.com and Walmart….I ended up getting this crusier at Walmart because they had one in stock at the beach. It is my official mode of transportation…the basket makes it …am I right?

This is our first full summer with the beach house and we were all curious about how much time we would spend here…..So far I have been here for about a week in June and then back again for most of July. I could spend the summer here for sure if my hubs could spend the summer here too. I find myself getting teary eyed when I ride my bike to the beach…feeling overly blessed to have this little beach cottage. We are smitten for sure….even Stella…. #spoiledrotten

I have also been eating donuts. Too many to count…. #thanktheLordfortheFitBit But dang donuts are good….I cannot resist…. highly recommend Wake and Bake donuts in Carolina Beach. They have perfected the art of donut making in my humble opinion….not to mention the place is full of style…look at this light!

Idea for Grassless Yard (no maintenance Yard)

 

The last time we were at the beach house we were amazed at some of the brush that had grown in the backyard. It is a bit of a tough backyard to landscape because we have a large pine tree and a large oak tree that both provide some really great shade but also shed a lot. We wanted to figure out the best way to make it look a little bit nicer without adding the expense of lawn and plantings. So after a little bit of research I decided to go with what was native in this area.

We had a landscape company come in and clean out all of the brush that was in the corners…weeds that were WAY over grown. They pulled all of that stuff and also spread a herbicide to contain some of the weeds. Pine needles ( also called pine mulch) was spread around the entire yard.

This made the back yard look so much nicer and actually a lot bigger. The pine needles will act as a natural deterrent for the weeds because as it heats up during the day it will smother the growth underneath. The landscaper said that it should last at least a couple of years with just having to spot treat for weeds in the corners.

 

It was something that we probably could have done on our own but we really needed some heavy equipment and it was the last thing we wanted to worry about doing when we got to the beach. Now it’s nice and cleaned up and will last us a while.

I just thought that if you’re looking for ideas for your yard that does not need maintenance like watering this might be a good idea especially if you’re in the south where pine trees are abundant. And I know you like a good before and after so just take a look for yourself

Changes for the Beach House

The more  time we spend in Carolina Beach the more we realize that it is really a fabulous place to get away. We can definitely see ourselves retiring there someday. The more we spend time there the more we want to have some friends and family come and visit us. Problem is, right now we just have the two bedrooms to use. We decided to look into working with an architect to build on to the back of the house…. (fyi…the outdoor shower is not where the arrow is pointing…just fyi;)

The kitchen in this house is still original but last year my parents were able to cosmetically update it for us. They ended up painting all the cabinets and also applying a product called spreadstone to the old laminate counters. We also replaced faucet and sink. This past May my dad also made the pantry a lot more usable with new shelves and he also put in a 15 inch base cabinet with a butcher block counter right next to the stove…it is perfect!! Thanks Dad!! The kitchen will need to be completely redone at some point but right now it really works pretty well. We also recently replaced about 80% of the windows….which was a HUGE improvement….(I don’t have that picture here…)

Our ideal situation would be 5 bedrooms with another full bathroom to be able to accommodate our family. Since our house is built up off the ground on stilts we can accomplish this a few ways. We found a local architect in Wilmington, Bob Pressley and he got the ball rolling. Bob has walked us through the whole process seamlessly. Since this is our first big remodel we were going into it a little bit clueless. He has been so patient with us and I would highly recommend him if you are local in Wilmington.

Our idea is to basically bump out the back of the house about 20 feet and utilize the space under the house for a recreation room/bunk room for the kids. Our other requirement was another full bathroom. We also decided to toy with the idea of putting in a spiral staircase that would allow the kids to come up from the rec room downstairs and up straight away to use the restroom. This is still a working design so we are still tweaking it a little bit. The other thing I wanted to consider was to have little nooks in the bedroom area that would allow for a reading chair or maybe a small desk….some way to allow the adults to get away from the crowd.  It is a really nice sized lot which is the main reason we bought the house. Located just three short blocks from the beach it will return the investment we put into it fairly nicely.

Course I will be sharing the process with you. Right now we are definitely in the beginning stages. We hoped to sell the lakehouse  and start construction on this remodel maybe by the end of the year. I will be sure to keep you posted…. It will be really fun to see it come together and of course decorate hehehe:)
